The community contract provides:

  

TURF MAINTENANCE

There will be 2 cuttings per month during December through March and 3 or 4 cuttings per month in the warmer months to maintain proper turf appearance.  Turf adjacent to hard edges will be edged every maintenance visit and turf adjacent to soft edges will be edged every other maintenance visit.

 

If you do not want to have shrub/bush or any plant materials trimmed you will need to put a red or blue reflector in front of the plant.  This is an indicator to the trim crews of your desire to leave the plant untrimmed.

 

WEED CONTROL OF TURF

Blanket and spot treatment will be performed as needed to maintain a weed free appearance of turf.  Broad leaf weed control and any turf damaging insect control will be done quarterly.

 

WEED CONTROL OF PLANTING BEDS AND HARD SURFACES

A minimum of 12 times per year, planting beds and hard surfaces will be treated using chemical compounds.  A limited amount of hand weeding of planting beds is also included in our contract.  If your beds require extensive hand weeding it will be your responsibility.  Treatment of fungi and/or pathogen-borne diseases will incur an additional cost.

 

FERTILIZATION PROGRAM

Quarterly applications will be provided using granular or liquid fertilizer.  Applications are usually done in February, May, August and November.

 

TREE MAINTENANCE

All trees will be maintained up to a 12-foot height ensuring proper branching structure.  Any pruning above a 12-foot reach will be billed to individual homeowners.

 

ORNAMENTAL MAINTENANCE

Ornamental plants will be maintained at least once a month throughout the year in an effort to achieve consistent aesthetics.

 

IRRIGATION WET CHECKS

Irrigation wet checks will be performed monthly. Whether you or the Association will be responsible for repair costs is stated in the Oakmont Homeowner’s Rules & Regulations.

 

On the wet check/irrigation inspection day, the technician will turn on your pump and run each of your irrigation zones.  If a sprinkler head is in need of an adjustment, it will be made at that time.  A simple irrigation head exchange will also be done at the time of inspection. 

 

However, if it is determined that you have multiple irrigation heads broken or there is a repair that is more extensive, the technician will note that and will return within 1-2 days to complete these repairs.  The irrigation inspection is only to determine if the system is working properly and if there are repairs needed. 

 

The technician has to inspect every single home in one/two days, which does not allow for repairs to be made at the time of inspection. Each property is important and not asking for the technician to do repairs at the time of the inspection, will allow for a thorough inspection to be done.

 

LEAF CLEAN UP

Leaf clean up during the months of December through March will be done 12 times and will take place during the nonservice weeks of these months.

 

DEBRIS REMOVAL

All debris will be removed on the same day of service including broken tree branches and palm fronds.  Landscape debris you have collected should be left at the curb for removal on Thursday evenings for removal on Fridays. Please notify management if it is an unusual amount and this could result in an additional charge.

 

Wellington Pro Lawn is a full-service landscape company. They will provide bids for any additional services you might wish to have, to include planting or irrigation system repairs.
